Fund IV will employ tactics that have been proven successful by Eaton Investment Group:

1. Identifying real estate exhibiting intrinsic value worth more than its market value
2. Acquisition from financially distressed sellers
3. Utilizing close banking relationships to acquire properties that have significantly underperformed potential
4. Acquiring property in markets with significant upside potential

With successful execution, previous Funds have achieve partially realized returns of approximately 25% annually. Eaton Investment Group is raising funds for Fund IV from positive cash flow of previous Funds, existing investors and new investors. The fund will include $200,000 to $400,000 in equity to purchase real estate valued at $1-4 million. The strategy will call for a 5-year time horizon and will be established in Spring 2008.
